高性能的彈性聚氨酯密封膠要求其延伸率相當高，延伸率受聚合物分子鏈結構及分子質量的影響，同時要求聚氨酯密封膠要有好的耐水性。聚醋多元醇中的醋鍵極性強，分子間易形成氫鍵，其固化物延伸率低，耐水性不好。聚醚多元醇中的醚鍵極性小，固化物延伸率高，耐水性較好。另外，聚合物鏈間的分子質量越大延伸率越高，對延伸率要求高的聚氨酯密封膠產品，一般選用分子質量大的聚醚多元醇為原料。
